Patrick M. Helmer
Patrick Helmer is the founding principal of Sagus Advisors, Inc., an Atlanta-based firm that sources private debt and equity capital for commercial real estate clients, and provides underwriting, asset management and capitalization advisory services. He brings more than 35 years of successful, hands-on experience in virtually all aspects of real estate finance, development and management, with particular expertise in complex, multi-phased, mixed-use projects.
During his career, he has directed the entitlement, development and project management of more than $500 million in commercial, mixed-use and single-family properties. Mr. Helmer held various senior sales management positions at Textron Financial Co., an $11 billion diversified commercial finance subsidiary of Textron Inc. Prior to that, he served as a national sales manager for IndyMac Bank, where he worked extensively to build the company’s brand and provide construction programs for developers, builders and manufacturers – thereby generating $50 million in new business during a down market. Earlier, Mr. Helmer managed Home Depot’s national construction loan program across the Southeast, tripling loan production for the region during his tenure.
Mr. Helmer’s professional experience also includes a three-year+ tenure with the Atlanta Committee for the Olympic Games (ACOG), the official host organization of the 1996 Olympics. Mr. Helmer served as financial services officer at the Georgia World Congress Center, the venue for 20 percent of ACOG’s ticketed sports sessions. He also managed financial budgets and planning policies for Atlanta Olympic Broadcasting, Olympic Programs and Construction totaling $729 million.
Mr. Helmer began his career as the assistant director of development for the New York office of Takenaka Komuten, Japan’s oldest architectural, engineering and construction firm. He initially oversaw the firm’s development of Nippon Club Tower, a $35 million mixed-used property in New York City, and subsequently was promoted to manage the $250 million Mission Hills Resort and Mission Hill North Golf Club in Rancho Mirage, Ca.
Key highlights and accomplishments of his career include: negotiating a $70 million nonrecourse construction loan commitment and restructuring a $22 million non-performing loan; negotiating the creation of a residential water district in north California, negotiating a $4 million infrastructure bond; creating and managing the development program for a $200 million, 3,200-acre master-planned community; coordinating the design and construction of an $18 million Gary Player signature golf course (the first in its market); and managing a $300 million real estate portfolio, including the implementation of strategies to resolve operational and financial problems and enhance property performance.
Mr. Helmer holds an MBA with a focus in International Economics and a Bachelor of Arts in Political Science from the University of South Florida.
